As a Sales Manager, you will be leading a team of over 20 Real Estate Agents within an office currently generating over $450 million in Luxury Residential Real Estate transactions. You will act as the primary conduit between the executive leadershipteam and the sales team and are responsible for leading a large sales team, motivating, coaching, and recruiting sales representatives, and providing strategic and operational guidance to the Management team. The position includes a base salary of $100,000 per year, plus bonuses.
Our client is an award-winning, nationally-ranked Top Producing Real Estate Team, located in Toronto, and currently generating over $450 million in Luxury Residential Real Estate transactions to reach $1 billion in transactions within the next 3-years.
The office is located in the Mount Pleasant Area.
This is work from the Office position.
The primary area of focus is Rosedale, Leaside, Davisville, and surrounding areas.
As a Sales Manager, you will be leading a team of over 20 Real Estate Agents In this role, you will attract, retain and guide the sales team while fostering an exceptional culture. You will act as the conduit between the Management team and the sales team and will be focused on implementing various sales-related initiatives and policies in alignment with the team's vision and values. You will be primarily responsible for leading a large sales team, motivating, coaching, and recruiting sales representatives, and providing strategic and operational guidance to the Management team.
Growth Planning & Professional Development
Lead regular office-wide sales meetings (for growth planning, broader performance reviews, policy updates, and any other market updates)
Relay market intelligence
Provide sales team with feedback and professional development guidance
Assist in the development of business support tools for the sales team and perform salesforce analysis to ensure sales team production targets are being met
Develop initiatives to boost sales team productivity and reinforce these practices through coaching
Regular tracking/monitoring of key metrics that drive revenue and increase efficiency
Develop and deliver individual salesperson targets• New agent training/Ongoing training for the sales team - develop a sales training manual.
Define, monitor, and track sales representative KPI's - conduct 1-2-1 performance meetings once a quarter during the awards year
Culture Building:
Ensure the Team is creating a positive work environment to ensure sales team satisfaction and overall retentionPromote a feeling of collaboration amongst the sales team

Promote a feeling of collaboration amongst the sales team
Resolve sales team issues on an as-needed basis
Company Strategy:
Relay on-the-ground market trends from the sales team to the Management team
Develop and share perspective on future sales team management
Act as a conduit between the management team and sales team for all policy-related matters or updates
Agent Recruiting & Pitching New Business:
Recruit and interview sales team candidates
Lead and provide support to the sales team in pitching new business opportunities
Collaboratively working with the sales team on sales presentations and proper market pricing with sellers
Experience working with real estate administration teams and an administration manager
Administrative & Broker of Record Duties:
Assist listings and deals processes by ensuring information and related transactional paperwork are being submitted in line with Heaps Estrin standards (if required)
Operational compliance, risk management, FINTRAC compliance, REBBA compliance

Verify and oversee that the deal tracker is complete and accurate
Liaise closely with Administration and Marketing teams to ensure efficient operations of business processes are being maintained related to the sales process.
Maintain weekly, monthly and quarterly reports based on senior management requirements
Manage/Oversee any legal matters that may arise related to brokerage transactions
Mediate any disputes that may arise within the sales team
Act as the first point of contact for any agent support required on a transaction/listing

$100,000 Base Salary and Bonuses-Negotiable

Licenced Real Estate Agent
Agree to get licensed as a Broker of Record within the first 6-months of employment
Successful leading a high-performance sales team.
Proven history of team revenue growth.
Post-secondary, or professional experience equivalent
Licenced Real Estate Agent
Project Management software -, Managing workflows, and tasks, communication with team members, identifying critical pathways for completion of projects, etc.
CRM - Up Boss - understanding client journey, creating action plans for our CRM team to implement, analyzing data, and working with sales team members to uncover opportunities in their database
MLS, Geo Warehouse, and MPAC - property-related software - how to train new agents on using and navigating these platforms - how to pull comparable properties, how to analyze pricing, etc.
G-suite - Google Business for emails, calendar, and for company-wide knowledge sharing and documentation control
Microsoft Office - specifically Excel and Word (Powerpoint not as important) Analyse sales metrics and performance, create sales reports on a monthly basis, be able to review an excel document and understand what data is being presented
BrokerBay - how to book showings online
Webforms or editable PDFs - how to write offers electronically or edit PDF documents
